The Township of Langley is making significant strides in addressing housing affordability through a series of new developments in Willoughby and Aldergrove. These initiatives aim to expand both rental and ownership options, reflecting a concerted effort to meet the growing housing demand in the region.​

Accelerated Development Through BC Builds

A key driver behind this housing push is the provincial BC Builds program, which facilitates the rapid development of middle-income housing by leveraging underused municipal land and offering low-cost financing to developers. In Langley Township, three sites have been earmarked for this initiative:​

  • 20230 72B Avenue in Willoughby
  • 27200 Block of Fraser Highway in Aldergrove
  • 7883 199 Street in Willoughby

Collectively, these projects are expected to deliver approximately 370 new rental units. The developments are designed to be completed within 12 to 18 months, a significant reduction from traditional timelines.

Additionally, The Colton (Phase 2) project at 8539 201B Street and 20129 85 Avenue in Willoughby is underway, set to provide 371 rental homes, including 95 adaptable units for accessibility. At least 40 of these homes will be offered below market rates, ensuring affordability for middle-income families.

Strategic Incentives and Community Engagement

The Township has implemented several incentives to encourage the development of affordable housing:​

  • Waived Development Cost Charges for eligible projects
  • Increased Density Allowances on a project-by-project basis
  • Reduced Parking Requirements to lower construction costs

These measures are part of a broader strategy outlined in the Township's Housing Action Plan, which aims to create inclusive communities and support the local workforce.

Future Outlook

Langley Township continues to pursue additional funding opportunities, such as the federal Housing Accelerator Fund, to further its commitment to housing affordability. Plans are also in place to develop an affordable housing strategy and streamline development processes, ensuring that the Township remains responsive to the needs of its residents.

Through these concerted efforts, Langley Township is setting a precedent for proactive and collaborative approaches to tackling housing challenges, aiming to provide sustainable and affordable living options for its growing population.
