A proposed large-scale residential development in Lake Errock, British Columbia, has been halted following widespread community opposition and concerns over infrastructure capacity.​

Overview of the Proposed Development

The project, known as Harrison Rise, was spearheaded by GWEB Holdings Ltd. and aimed to transform a former gravel pit at 43837 & 43873 Lougheed Highway into a residential subdivision comprising approximately 485 dwelling units. The plan included 144 single-family lots with secondary suites, 97 townhouses, 67 apartment units, and 11 triplexes. ​

Community Concerns and Opposition

Residents of Lake Errock and the surrounding Electoral Area C voiced significant concerns regarding the scale and impact of the proposed development. Key issues highlighted included:​

  • Environmental Impact: Potential harm to local ecosystems, including the health of Lake Errock and its surrounding habitats.​
  • Infrastructure Strain: Concerns over the community's capacity to support the increased demand on water, sewage, and emergency services.​
  • Traffic and Safety: Anticipated rise in traffic volume, particularly along Lougheed Highway, raising safety concerns for pedestrians and drivers.​
  • Community Character: Fears that the development's density would alter the rural nature and lifestyle of Lake Errock.​

A petition opposing the development garnered over 330 signatures, reflecting the community's unified stance against the project. ​

Official Response and Project Status

In response to the community's feedback, the Fraser Valley Regional District (FVRD) Board reviewed the application and, as of March 23, 2023, did not grant approval for the project. Instead, the Board requested additional information and studies to address the identified concerns. Despite these efforts, the lack of alignment with the community's Official Community Plan and the unresolved issues led to the project's cessation. ​

The halt of the Harrison Rise development underscores the importance of community engagement and thorough planning in regional development projects. As Lake Errock continues to navigate growth and change, the emphasis remains on preserving the area's environmental integrity and rural character while addressing the needs of its residents.​
