Abbotsford offers strong real estate potential, but its geography comes with water-related risks every investor should understand. Nestled between the Fraser River and Sumas Prairie, Abbotsford includes multiple floodplain zones, many of which were at the center of major flood events in 2021.

The Sumas Prairie flood, caused by atmospheric rivers and dike failures, displaced hundreds and caused extensive damage to homes, farms, and infrastructure. While recovery efforts are ongoing and infrastructure upgrades are in progress, flood risk remains a serious factor, especially for those investing in agricultural or low-lying residential properties.

Investors should be aware that properties in designated flood zones may face increased insurance premiums or coverage limitations. Some providers may exclude overland flood coverage entirely, depending on elevation and flood history.

Foundation types play a major role in mitigating risk. Homes with crawlspaces or basements in vulnerable zones may require additional waterproofing or structural reinforcements. It’s critical to conduct due diligence—review updated floodplain maps, request historical flood data, and work with professionals to assess elevation and drainage.

City planners have committed to long-term infrastructure improvements, including dike reinforcements and improved stormwater systems. But real estate investors must weigh those plans against current flood realities.
