East Abbotsford, known for its family-oriented vibe and excellent school catchments, offers long-term appreciation more than cash flow. For those willing to manage more intensive rentals, the UDistrict near the University of the Fraser Valley offers strong cash flow potential. Student rentals and rooming-style houses are standard here, with higher Cap Rates (5–6%) but slightly higher tenant turnover.
