Who Needs to Declare?
Homeowners in Metro Vancouver, Victoria, Kelowna, Nanaimo, and other designated areas are required to file a declaration, regardless of whether they qualify for an exemption. The list of affected regions has expanded for the 2024 tax year, now including cities such as Vernon, Kamloops, and Penticton, among others.
Key Deadlines:
- January 2025: Declaration letters sent to property owners.
- March 31, 2025: Deadline to submit the declaration.
- July 2, 2025: Tax payment due for those required to pay.
Failure to declare by March 31 results in taxation at the highest rate of 2% of the property’s assessed value.
Tax Rates:
- 0.5% for Canadian citizens or permanent residents who are not part of a satellite family.
- 2% for foreign owners and satellite families.
Exemptions:
Most B.C. homeowners are exempt but must file a declaration to confirm eligibility. Common exemptions include:
- The property serves as a principal residence.
- It is rented for at least six months in 30-day increments.
- The property is under construction or undergoing major renovations.
